Can you work from a home inspection report?
Yes. Relevant inspection pages can be used to organize the requested work, but field verification is still needed because a report or photograph may not show measurements, concealed damage or the full repair method.
Can you guarantee work will be finished before closing?
Target dates are reviewed when estimating, but a closing or listing date is not guaranteed until the scope, approvals, deposit, materials and available schedule are confirmed in writing.
Can an agent or occupant approve added work?
Only the property owner or a person with documented authority may approve scope or price changes. An agent, tenant or occupant may coordinate access without automatically receiving that authority.
What if the repair requires a licensed trade?
Work that legally requires a licensed trade is excluded or must be performed by a properly qualified provider. The written estimate will identify known trade limitations.
Can you provide completion photos?
Yes, when requested and practical. Photographs document visible progress and completion but do not replace required inspections, engineering or licensed-trade certifications.
